Ignite Medical Resorts Northland is a true case study of Avenue’s extensive market assessment and partnership approach to development. Located in the Northland submarket of Kansas City, this short-term rehabilitation focused skilled nursing building opened for business in late 2018 with Ignite as the operating partner. The newly constructed facility offers 90 dual licensed beds, with mostly private rooms and restrooms, to serve both long-term care senior residents and guests needing transitional rehabilitation care. These two demographics can be equally catered to in the same building utilizing thoughtful design including an eye-catching therapy area and café area for social gathering, which provides Ignite flexibility in the census mix as demand for services fluctuates.

Avenue performed extensive market due diligence research, before leading the regulatory process to obtain certificate-of-need (CON) licenses from the state. The foundation of the development was built by working with local health systems and insurance payers to discuss their missions and underwrite expectations in a post-acute partner, providing vital partnership opportunities before the building opened. Avenue financed construction, procured a working capital investor and provided a turn-key lease development for Ignite.
